Why get an inspection?
Septic systems are costly to repair or replace, so protect your investment! A neglected system can lead to failure and require replacement of expensive components.
A properly functioning system will avoid health hazards by keeping sewage contained, away from you and others, as well as allowing natural bacteria to provide a treatment process that helps break down hazardous pathogens.
San Juan County code requires many types of systems to be inspected every year. Some systems that rely solely on gravity to move effluent from the tank to the drain field are required to be inspected every three years.
Tank Pump Outs
When does a septic tank need pumping?
The industry average is 3-5 years between pump outs. Your household may be more or less, depending on volume of usage, and how it's used.
Septic tanks are designed to hold solid material that is flushed in the home, and allow liquids to pass through to the drain field. Solids form two layers, a floating layer called "scum" and a layer called "sludge" at the bottom of your tank. When these combined solids reach 25-35% of the total depth of liquid in the tank, it should be pumped. For example, many tanks are 48" deep, and should be pumped when the combined scum/sludge solids reach 12-16".
Part of an inspection is to measure the accumulation of solids to determine if an tank needs pumping.
